need bad credit refinance help.?
I've never been late on my house payment or my auto payment. I have one credit card from 5 years ago, that has been charged off, and a doctor bill for $35.00. I've been on my job for 22 years. but my credit scores are 540-610 and no one wont's to help me. My a/c in my home is out (live in Texas). is their a company that can help me get refinanced? with out having to spend money to get some kind of credit repair? I hear that's a big scam also. Any advice would be great. Thanks.

- You may be able to get a manual underwrite done for an FHA loan but in TX it will depend on your loan to value and whether or not you are doing a cash out refinance.
